How long have you been building custom homes?
Barrett Owens has been building homes since 1997 and started Owens Warford Custom Homes in 2015.

How customizable is my custom home?
100% Customizable. Floor plans, elevation, materials, paint color, finishes, fixtures and the list goes on.
Can you help me pick out the perfect homesite?
Yes, It is very important that OW Custom Homes are involved in the home site selection and analysis for appropriate outcomes. All lots are not equal and you can set your self up for success with appropriate due diligence when purchasing a lot or land and we have the expertise to ensure that.
After I move in, will you be able to fix anything if it stops working/breaks? Do you offer Warranties?
Yes, our warranty is for 10 years.

Are you insured?
Yes, We carry General Liability Insurance, as do our subcontractors. Also, each project is insured with builders risk property coverage.
How will we communicate during the custom home building process?
Communication is key for success. We communicate as much or as little as a customer needs. Depending on the complexity of the project it can be as often as daily or weekly.
How do you determine the cost of my custom-built home?
The cost of your home is based on exactly what you select and design as well as what your site requires. We design and bid each house individually. This ensures our projects are delivered at the price that is given at the onset.
Can we make changes to our custom home during the building process?
Changes can be made as we go, it is completely customizable.
What's the average time your team takes to build a custom home?
This depends on the complexity of the project. Some of our jobs are completed in 5 months while others that are more complex take up to 12 months.

What differentiates you from other luxury custom homebuilders?
There are many things that differentiate us. Our background in banking, finance, development, and construction combined give us an advantage over other custom builders which allows customers to have their goals met at completion, from budget expectations to construction build times. I hear, on a daily basis, stories of builders asking for hundreds of thousands of dollars more in costs than what was budgeted for. This should never happen. In addition, I hear of projects taking over 12 months to build. Again, if that is the case something is wrong and it is costing you money.

Do you perform quality assurance inspections during construction?
Quality Assurance is a fundamental part of our process and done on a daily basis. Our build process is designed to ensure any mistakes or deficiencies are caught during the process and not after the fact.

Can you make my home energy efficient?
Yes, and we do. We don’t play games with efficiency. Each home is engineered and tested to ensure the performance meets our standards. Our company performs legitimate testing during construction and at completion allowing us to know for certain the performance of the house when complete.

When will I know the final price of my custom home?
The home is bid before construction begins. At that point you know the cost of the home unless changes are made by the customer during the construction process.

Do you have testimonials from past clients I can view?
Yes, they are listed on our website. You can also visit our Google reviews.

Do you include landscaping in your custom home design process?
Yes, we design and deliver a very nice landscape package with each home. We consider landscaping to be a fundamental part of each custom home.

How do I pick the materials or fixtures for my custom home?
Our design team works directly with each client, supplier and vendor to ensure we provide the outcomes customers want and expect.
What are the differences between a spec home and a custom home?
Spec homes are built to sale and designed by the builder. In some cases spec homes are used as model homes to showcase opportunities for customers to be inspired to build. Custom Homes are planned and designed specifically for the customer and directly with the customer to be exactly what a customer desires.
How does financing a custom home work?
There are many options to finance your custom home. A part of our consultation and planning process is to determine your financial goals and structure a financing plan to meets those goals. This can be a combination of loans or one loan that combines both construction and permanent financing (one time close). Both structures have pros and cons and customers are educated and advised based on their specific situations, needs and goals.

What affects the price of lot preperation?
Items such as tree and stump removal, grading, removal of existing structures, bringing gas and electric and utilities to the home, gas tanks, septic, public water hookup, public sewer hookup, water management systems, and driveways, sod and landscaping can all impact the cost of lot preperation.
